$2,000,000 Maximum Loan Amount to 75% Maximum LVR.
LVR may be reduced depending on loan size and the type/location of the Security property/s (case by case).
FAMILY Company / Trusts OK (copy of Trust Deed required).
Construction not allowed.
Land is acceptable as Security (case by case, LVR may be reduced).
Loan MUST be fully drawn at Settlement - no partial repayments or redraw allowed.
Interest can be capitalised if your intention is to SELL the property prior to the expiration of the Loan Term
- Note that Interest cannot be capitalised if you intend to refinance at the end of the Loan Term.

Cash Out
If refinancing an Owner Occupied property, then the funds MUST be for Business/Investment purposes. Lender will require bona fide proof of
intended Funds usage. Crediting funds to a personal Bank Account at Settlement is not acceptable. Acceptable Purposes include:
1/ Purchasing a Business
2/ Working Capital
3/ Buying an Investment/Commercial Property
4/ Any worthwhile activity that is done for profit (with evidence)
IMPORTANT CLARIFICATION: When refinancing owner occupied debt, the amount of Cash Out for Business/Investment purposes
must be larger than the amount of owner occupied debt being refinanced.
Rates, Fees and Charges
Variable INTEREST ONLY Rates from 9.25%.
(case by case: Rate will depend on Loan Size, LVR, Credit Impairment and type/location of property).
3.15%+GST Establishment Fee (deducted from loan proceeds - includes Brokerage).
Lenders Legal and Valuation Fees at cost
NIL Exit Fees if loan discharged close to full Term.
Substantial Exit Fees may apply if loan discharged well within the loan Term.
Government stamp duties and other government charges may apply.
The Process
1/ We will need you to complete a basic FORM so that we can assess whether or not we will be able to assist you "in principal".
Note that we WILL require details of your personal Assets and Liabilities.

2/ If we are able to assist, we will issue you an Indicative Letter of Approval which will provide the following details (subject to Valuation).
There are NO FEES payable at this point in time:

- Rate
- Fees (including possible exit fees)

- Documents you will need to supply
- Suggested Exit strategies
3/ If you decide to proceed based on the Indicative Approval Letter, we will then require a Formal Application from you together with
requested documents. A NON REFUNDABLE Commitment Fee of $1,000 will also be payable - this will be credited to the Establishment Fee if
the loan proceeds to Settlement.
